One of my old coworkers bought some land in Colorado and was doing a custom ranch with her husband. She sank like $100k plus into clearing land and built a barn. She just said screw it. She ended up buying a ranch. It was too much work to do a custom build house.

Yeah, finding the "right" location is a nightmare alone. I can see the allure of condos with people just saying *******, and only willing to spend anytime on the interior design.

I had a mediator in San Antonio tell me that building a home was one of the most frequent events precipitating divorces he mediated.
Certainly has been in my experience.

i've known designers who simply refuse to work on residential projects . they ( very reasonably imho ) just don't want to deal with design amateurs and couples to boot

in other homeowner news : idk what pollinated it or how but my gravenstein has set fruit !!

I'm not actually worried about it at all: I think this is going to be a very enjoyable process. My wife and I have very similar tastes in architecture, and areas where one of us has a strong opinion the other doesn't.

We found an architect we both like, and our goal is to have the experts mostly do their thing.

My only real concern is the relative cost. Our current mortgage is trivial (thanks 2016 Raleigh real estate and low interest rates), but we know the tradeoff we're making.

Congrats! It's a long and sometimes exhausting process but building your own home can be very rewarding.

You said you were looking for inspiration and that you also hired an architect. Hopefully you were inspired by his own portfolio of work?? As one, myself, I'd encourage you to show him a few examples of things that resonate with you and then let him do his thing. Give him the chance to propose a few possibilities first, and see where he takes you.

Along this line, a friend of mine that is an award winning custom home builder, told me the industry always adds 25-30% premium if the client is an attorney. History shows this will be needed to cover them playing Trump on the project.
